Introduction

ARIOL is a fully licensed real estate agent in Dubai. ARIOL is registered as a real estate broker under No.958 by Real Estate Regulatory Authority of the Dubai Land Department. Since 2002 ARIOL has been operating in Dubai real estate market under the name MAC. Re-branding to ARIOL took place in July 2008. The office of ARIOL is located on the 7th floor of Dubai World Trade Centre, one of the Dubai's landmarks and its major business centre.

Property Market Report

Prior to 2002, only UAE nationals could purchase freehold properties. In 2002 the Palm Jumeirah project was announced and for the first time, non-UAE nationals could purchase properties in Dubai on freehold basis. Since that time many further projects have been announced with development currently taking place in a variety of locations throughout Dubai. Many of these developments are selling out within days of first release with demand far exceeding supply. Reasons for this include:
Capital growth is likely to average in excess of 15% per annum (reaching on exclusive properties on the Palm 50% per annum).
Dubai property prices are currently lower that comparable properties in the UK and other popular European property locations.
The initial deposit required when buying off-plan is typically between 10-15% of purchase price,
There is no stamp duty payable when buying freehold property in Dubai,
The Dubai property market in new and has a huge potential for growth;
The UK Pound is currently very strong against UAE Dirham, therefore the value for money in Dubai compared to many other global property prices is very advantageous;
Rental income from Dubai property is currently yielding around 6-10%
On 13 March 2006 His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, issued Law No. 7 that legalises freehold ownership of land and property for UAE and GCC citizens, while allowing the same rights to non-GCC expatriates to pre-designated areas that will be approved by the Ruler of Dubai. Non-GCC expatriates will be given the right to acquire freehold and 99-year lease property, in areas designated by the Ruler.
 
The new law paves the way for expatriate homeowners to register their properties in their names with Dubai Lands and Properties Department, which has been gearing up for the rush in registration.
